Concrete driveway in Corvallis, OR after cleaning and sealing

What a driveway goes through

A driveway sits outdoors year-round, carries the weight of cars and delivery trucks, and soaks up oil, transmission fluid, fallen leaves and the steady rain of a valley winter. Hillside driveways shed water fast and wear unevenly. Shady ones under big trees turn green with moss and get slippery. Older driveways around town often have settled sections, wide cracks, spalled edges and stains that have been there for years. A coating plan starts with understanding which of those problems your driveway has.

Our process

  1. Inspect: we check cracks, joints, drainage, surface condition and any old sealer.
  2. Deep clean: moss and algae treatment, hot-water surface cleaning and stain treatments for oil and rust.
  3. Repair: cracks and joints are routed and filled with flexible sealant; spalled areas get a patching mortar or a thin overlay.
  4. Protect: a breathable penetrating sealer or a decorative coating, applied during a dry spell.

Coating choices

For most homes, a penetrating silane-siloxane sealer is the best value. It does not change the look, does not create a slippery film and lets moisture vapor escape. If you want color or a fresh, uniform appearance, a decorative overlay or a textured acrylic coating can cover old stains and patches. For covered carports and short aprons in front of a garage, we sometimes extend a garage coating system outward, but we always add grit for traction and use UV-stable materials.

We do not recommend glossy epoxy on an open driveway. Standard epoxy yellows in sunlight, gets slippery when wet and can trap moisture. We will talk you through which options make sense for your slope, shade and how much water reaches the surface.

Oil and tire stains

Fresh oil stains respond well to poultice treatments and degreasers. Old stains that have soaked deep may lighten but not disappear completely. Hot tire marks from performance or new tires can often be cleaned off. We will be honest about what to expect before we start, so there are no surprises.

Cracks and settling

All concrete cracks. Hairline cracks are mostly cosmetic, but wider cracks let water reach the soil underneath, which can lead to more settling. Filling them with a flexible, UV-resistant sealant keeps water out and reduces weed growth. Sections that have sunk or tilted may need leveling by a concrete lifting company before coating, and we will tell you if that is the case.

Timing and weather

Cleaning can happen almost any time of year, but sealing needs a dry surface and a few dry days. We schedule most driveway sealing from late spring through early fall. Once sealed, you can usually walk on the surface within a few hours and drive on it within a day.

Many customers combine a driveway project with sealing their patio and walkways or a new flake floor in the garage, so the whole approach to the house looks finished. Ask for a combined estimate.

Care

Blow off leaves and needles regularly, rinse the surface each spring, and wipe oil drips promptly with an absorbent. Avoid de-icing salts during cold snaps; sand is gentler on concrete. Reseal when water stops beading, usually every few years.

Driveways with steep slopes

Hillside homes often have steep driveways where traction is the top priority. On those surfaces we avoid shiny films entirely and stick with penetrating sealers, which keep the natural texture of the broom finish. Where a slope has been worn smooth by years of tires, we can lightly grind or shot-blast the surface to restore grip before sealing. We also look at where runoff collects at the bottom, since standing water there speeds up surface damage and moss growth, and suggest simple drainage fixes when they would help. A small change, like a channel drain at the base of the slope, can add years to the life of the concrete and the sealer.
