Damp winters, dusty summers
Life in the Willamette Valley comes in two seasons as far as concrete is concerned. From October into spring, rain falls in long, gentle stretches and never quite dries out. Garage slabs stay cold and damp, wet tires roll in several times a day, and moss and algae creep in from the edges of the door. Then summer turns dry and warm, grass seed fields go gold, and fine dust settles on everything. A bare slab soaks up the winter water and the summer grit alike, and after a few years it looks stained, chalky and tired no matter how often it gets swept.
Concrete is full of tiny capillaries, and every one of them is an open door for water, oil and dirt. A coating bonded to a properly ground surface closes those doors. Puddles from wet cars sit on top and squeegee out. Fir needles and dust sweep away instead of grinding in. The room feels lighter and cleaner, and the floor stops shedding powder onto your stored gear.
Floor specialists, start to finish
We are a floor coating company, not a general contractor who coats a garage once in a while. Our crew spends every week on diamond grinders, crack repairs, moisture testing and resin work. That focus means you get straight answers about things like cure times in a 45-degree garage, how a slab poured without a vapor barrier will behave, and which topcoat stands up to studded tires and bike cleats.
The quality of a coated floor is mostly decided before the color goes down. We grind every slab with dust-controlled equipment, open cracks and fill them, rebuild chipped edges, and remove old sealers and paint completely. Most of the peeling floors we are asked to fix were rolled over unprepared concrete, and we would much rather spend extra hours on prep than come back to grind off a failure.

Bungalows, hillside homes and rentals
Older neighborhoods here are full of Craftsman bungalows, cottages and mid-century ranches with small detached garages, many of them poured long before anyone thought about vapor barriers. Those floors are often uneven, patched and stained from decades of use, and they can carry a lot of moisture in winter. We test them, grind them and use primers suited to damp slabs so the new floor stays put.
Newer homes in the hills and on the edges of town tend to have larger attached garages, bonus space and builder sealers on the concrete. Those slabs are flatter and drier, but the sealer must be ground off completely before coating. A full flake floor with a polyaspartic topcoat is our most common recommendation there, because it goes in quickly and handles wet tires all winter.
There are also plenty of rentals in a college town. Landlords and property managers appreciate a garage or basement floor that cleans up fast between tenants, resists stains and does not need to be repainted every year. We can work around move-out dates to keep vacancies short.
Floors for research, food and craft businesses
Laboratories, tech companies, breweries, cideries, restaurants, clinics and maker spaces all need floors that are easy to clean, safe to walk on and resistant to the chemicals they use. We design commercial systems around those needs, from seamless cove bases in food production to chemical-resistant coatings in labs and textured finishes in wet areas. Work is scheduled around your hours, and big spaces can be done in phases.
How it works
- Visit. We measure, check moisture, look at cracks and old coatings, and talk about how you use the space.
- Quote. You receive a written estimate with a recommended system and any options.
- Prep. Dust-controlled diamond grinding and repairs.
- Coating. Primer, color coat, flake or decorative effects, and a durable clear topcoat.
- Handoff. We walk the finished floor with you and explain care and cure times.
Most garages take one or two days. Commercial and larger residential projects are scheduled after the visit.
Working with the weather
Cold, damp air slows resin cure and can leave a cloudy finish if a crew is careless. We monitor slab temperature, air temperature and dew point on every job, use heaters or dehumidifiers when needed, and choose products that perform in cool conditions. In summer we time our work to avoid the hottest part of the day. Our quotes spell out exactly what is included so there are no surprises.
Colors that make sense here
Gray, blue and white flake blends are popular because they brighten dark winter garages and hide the gray grit that wet tires carry in. Earthier mixes with brown, tan and green tones suit homes surrounded by trees and gardens. We bring sample boards to every visit so you can see them under your lights.
